The average price of a one or two-bedroom property in Sunderland stands at £106,700, while a single individual earns around £28,600 annually. Moving to London, Havering stands out as the most affordable borough, where a one or two-bedroom home costs an average of £305,200, which is about 7.3 times the average earnings of £41,600 for a single buyer.
Across the border in Scotland, Aberdeen takes the spotlight as the most affordable city for single buyers, with average monthly mortgage payments of £438, based on an average property value of £114,700.
In Wales, Swansea offers the most affordable housing options, with an average property price of £149,000 and typical monthly mortgage payments of £569.
According to Zoopla, purchasing a home as a single individual presents challenges as lenders evaluate affordability based on a single income rather than a combined income. The analysis focused on smaller properties with one or two bedrooms, comparing them to the average incomes of single earners.
Richard Donnell, executive director at Zoopla, emphasizes that while buying a home solo may seem daunting, rising incomes and lower mortgage rates are making single homeownership increasingly achievable. Donnell advises singles to explore mortgage affordability options, consider different locations, and choose the right property size to suit their needs.
Zoopla notes that single buyers make up around 39% of first-time home purchases, highlighting the importance of researching and considering all available options before making a decision.
