“Rightmove’s 2025 Report: Hawick Tops Towns with 18% Property Price Surge”

Rightmove recently disclosed the 25 towns that experienced significant increases in property prices in 2025. Topping the list was Hawick in Roxburghshire, Scotland, where the average asking price surged by 18% to £148,633. Following closely was Durham, with prices rising by 15% to £251,339, and Stannington in Sheffield, where asking prices saw a 12% hike to £264,078.

The ranking of towns in Rightmove’s 2025 growth list predominantly featured regions with lower property prices, determined by a combination of house prices, demand, and supply. The average asking price for a home across the top 50 areas stood at £270,711, significantly lower than the national average of £368,031 by 26%, nearly £100,000.

The national average asking prices by the end of 2025 showed a slight decrease of 0.6% compared to the previous year. Scotland dominated the top 50 list with 12 locations, followed by the North West and Yorkshire & The Humber with 8 each. Notably, London, with an average asking price of £679,782, did not make it to the top 50 for price growth in the past year.

According to Rightmove, affordability played a pivotal role in driving price growth in 2025. The trend of suburbs near city centers and locations close to universities or major NHS trusts also contributed to the increase in property prices. Colleen Babcock, a property expert at Rightmove, emphasized the demand from buyers in more affordable price ranges as a key factor in boosting house prices in certain areas.
